As a prospective tenant, here are just a few things to consider and questions you should be prepared to answer if you want to rent in the Chicago area:
What is your price range? How did you determine that? Typically, renters plan to spend one-third of their income on rent.
What is your area of preference? Does this include specific schools or school districts?
Are you looking for a single-family home, condo or townhome? If you rent a single-family detached residence, you will most likely also be responsible for lawn care and snow shoveling.
How many bedrooms and bathrooms do you need?
Do you want a washer and dryer in your unit?
Do you want or need a garage?
Do you want or need an outside area like a patio, deck or balcony?
How many occupants over 18 would there be? Everyone who will reside in the property that is 18 or older must complete an application and have a credit and background check.
When do you plan to move? How long of a lease are you looking for?
Do you have any pets? If so, how many? What weight, breed? If a landlord accepts pets there will be a pet deposit.
Do you know your current credit score? If so, what is it?
This is how landlords evaluate credit scores:
800 – 850: Exceptional
740 – 799: Very Good
670 – 739: Good
580 – 669: Fair
300 – 579: Very Poor
Landlords will only accept a credit score of 650 or above. Does your credit score fall into that range?
FYI, it's better to know your credit score up front, because each landlord will charge a fee ($35-$60) to run your credit, background and eviction check. You can usually find out your credit score through your credit card company or online at sites like Credit Karma or Credit Sesame.
